What a buyer reads first in Louisiana
The numbers a buyer pulls before the first call, for the typical Louisiana building against the nation. Your own building's are on its SNFRadar page.

What moves value in Louisiana
Occupancy. 73.9% of Louisiana's certified beds are occupied, below the national 80.3%. With empty beds common, buyers pay for a building that fills its own and discount one that cannot say why it does not.
Payer mix and the Medicaid rate. Medicaid pays for 74% of resident days in the median Louisiana building, more than the national 66%. That makes the state's Medicaid rate method the biggest single input to most buildings' value, and the first thing a buyer models. Louisiana's Medicaid rate files are on SNFRadar.
Revenue and margin. Net patient revenue runs $316 per patient day in the median Louisiana filing, below the national $373, and the median net margin is 8.8% against 3.6%. Buyers here can price on the cash flow a building already earns.
Staffing. Louisiana's buildings average 3.73 nurse staffing hours per resident per day, fewer than the national 3.86, and nurse turnover runs 47.6% a year, close to the national 45.8%. Agency use is the line buyers check next.
Inspection record. 30% of Louisiana buildings are rated four or five stars by Medicare and 52% one or two, against 40% and 41% nationally. With low ratings common here, a clean inspection record stands out, and buyers pay for it.
Size and ownership type. The average Louisiana building has 122 certified beds, against 107 nationally. 81% are for-profit, 15% non-profit and 4% government, and 63% are part of a chain.

How a sale works
- A first call. What you want from the sale, and when. No listing, no blast.
- A value from the record. Your building's own numbers and the trades around it. How valuation works
- Vetted buyers under confidentiality, bidding against each other, not against you.
- Letter of intent, then the purchase agreement and the operations transfer agreement. The full process
- Change of ownership. Louisiana's licensure filings plus Medicare and Medicaid, timed so billing does not stop. CHOW and Medicaid

How much of Louisiana's nursing home care does Medicaid pay for?
In the median Louisiana building, Medicaid pays for 74% of resident days, against 66% nationally (Medicare cost reports (full-year filings), as SNFRadar compares them). That share is why Louisiana's Medicaid rate method decides so much of a building's value.

Yes. Nothing about you or your building goes to a buyer without your say.
Do you represent buyers?
