How we keep your sale confidential

Your staff, your residents and your competitors hear about a sale when you decide they should, and not before.

By Stan Klos III · Updated October 2026

Every sale we run is confidential from the first call to the closing. Buyers are vetted and sign a confidentiality agreement before they learn which building it is, nothing is listed publicly, and nothing about the sale is made public until it closes, and then only with your consent.

You decide who knows, and when

Staff, residents, families and referral sources hear about a sale on a plan you approve, at the time you choose. Until then the building runs the way it does today.

Only vetted buyers, and only after they sign

  • Every buyer is vetted first. We approach only operators and investors who can close.
  • The first look is blind. A buyer first sees a short summary that does not name the building.
  • The name comes after a signed agreement. A buyer learns which building it is only after signing a confidentiality agreement (an NDA).
  • Several offers, privately. More than one qualified buyer is what moves price, and they compete without the sale ever being advertised.

What our emails and texts are

When we write to an owner, we send market data about their own building and their own market: occupancy, staffing, inspections and Medicaid rates, from public records. It is the same data that sits free on SNFRadar. It is never a listing. Nothing we send names a building as for sale, and nothing we send says who is selling.

Knowing your market and selling your building are two separate things. The first is free and public. The second, if you ever choose it, runs privately, the way this page describes.

Nothing is public until closing

We do not announce, post or publish a sale while it is under way. After it closes, it is shared only with your consent.

Why it matters

Your staff and your referral sources are much of what a buyer pays for. Word of a sale before it is set gives competitors a reason to go after both. Keeping the sale quiet protects your people, and it protects your price. The sale process, step by step.

Questions owners ask

Does an email from you mean my building is on the market?

No. Our emails and texts carry market data about your building and your market. They are not a listing, and nothing we send says a building is for sale.

Who learns the name of my building?

Only buyers we have vetted, and only after they sign a confidentiality agreement.

When does a sale become public?

Not before closing, and after closing only with your consent.

Does a call with you commit me to anything?

No. A first call is confidential and commits you to nothing.
